Spanish digital certificate: how to get one with a NIE

A Spanish digital certificate lets you sign and file with the tax agency, Social Security, the traffic authority and town halls online, instead of by appointment or through someone else. For foreign owners it is the difference between managing a Spanish home from abroad and depending on a gestor for every form. Most guides say you can get one by video call from home. With a NIE, you cannot.

What the certificate is

The standard certificate for individuals is issued free of charge by the FNMT, the Spanish Royal Mint, and installed in your browser. It identifies you by your NIE and works as a legal signature with Spanish public bodies. Without a NIE there is no certificate, so that comes first: see what is a NIE number.

Why video identification does not work for you

The FNMT offers identification by video, but only for holders of a valid Spanish DNI, and at a fee of €2.99 plus VAT. Foreign NIE holders have three routes:

  • In person at an accreditation office in Spain, such as a tax agency or Social Security office, after requesting the certificate online.
  • At a Spanish consulate abroad, but only a career consulate, not an honorary one.
  • Through someone else, with your signature on the application legitimised by a notary. A power of attorney is not accepted for this.

The documents to bring

  • Irish and other EU citizens: a document showing the NIE (the green registration certificate, a TIE or the official NIE allocation document, even if expired), plus a passport or national ID card.
  • British, American and other non-EU citizens: a TIE or the NIE allocation document, plus a passport. A national ID card is not enough.

Foreign documents must be apostilled and translated by a sworn translator where required.

How long it lasts, and renewing it

Older guides say four years. Certificates from the FNMT's older hierarchy are now valid until 31 December 2028; certificates from the newer one for at most four years. The expiry date is in the certificate itself.

Online renewal is only possible in the last 60 days before expiry, and not if:

  • the certificate was already renewed online once;
  • it was obtained by video, with a DNIe or with another certificate;
  • it has already expired.

In those cases you identify yourself in person again. Put the expiry date in your calendar.

Cl@ve, the alternative

Cl@ve is the Spanish government's login system with a PIN or permanent password. Registration by video is for Spanish citizens only. NIE holders can register online with an invitation letter sent by post to their tax address, which gives the basic level, or in person for the advanced level. A foreign mobile number is accepted.

Can I use my own country's eID?

Some EU electronic identities work with the Spanish tax agency, for procedures including non-resident tax and granting powers of attorney. They are not an option for British or American residents, and even EU users need a NIE on file first.

Powers of attorney online

With a certificate you can authorise a lawyer or gestor to act for you online, for up to five years. Each public body can keep its own register: the tax agency and the traffic authority each have one, so a power registered in one does not automatically cover the other.

Questions we get

What can I do with it as a property owner?
File the annual non-resident tax return, pay the IBI, check your cadastral data and receive official notifications. See non-resident property tax in Spain.

Can I install it on several computers?
Yes, by exporting it with its password. Treat that file like a signed blank cheque.

Is it the same as a NIE?
No. The NIE is the number, the certificate is a way to sign with it. See NIE vs NIF vs DNI.

Why Buenaley?

Buenaley is a Spanish law firm working with international property owners. For owners who want to manage their Spanish affairs online there are two things we take off your hands, in this order.

The first is the NIE, without which there is no certificate. We arrange it through our NIE service, and we tell you which documents to bring for the certificate afterwards.

The second is the home: annual taxes and filings for your property, with or without a certificate of your own.

  • NIE application, from abroad
  • Document checklist for the FNMT or the consulate
  • Powers of attorney registered where they are needed
  • Annual non-resident tax and IBI filed for you
  • Official notifications monitored while you are away
